The Port of Moerdijk wanted to expand on a vacant site, but this required careful planning.
Arcadis developed a technical master plan and water management plan to develop the vacant site in the Industrial Park in a flexible way.
The port area is now one of the largest chemical clusters in Europe, supporting economic growth and the vitality of the region.
The Port of Moerdijk is home to more than 400 companies, from large chemical companies to logistics service providers and companies in the manufacturing industry. A vacant site in the Industrial Park subdivision was available for expansion, but the establishment of even more chemical companies required careful planning. The Port Authority and Port of Moerdijk worked with Arcadis to ensure responsible development and efficient use of this new site.
For the Port of Moerdijk, Arcadis developed a technical master plan to develop the vacant site in the Industrial Park in a flexible way. In consultation with the water authority, a water management plan has also been drawn up for the whole site to ensure that the system will function at all stages of development. In addition, what is known as a modular specification has been drawn up; this will be used to prepare the site for construction flexibly and in stages.
Companies are attracted to the Moerdijk port and industrial estate because the area is well connected by water, road and rail routes, as well as having ready access to pipelines. The Industrial Park is one of the subdivisions of the port area and supports a large number of chemical companies with activities up to the highest environmental class. The land policy in Moerdijk is based on putting the right company in the right place. As such, the Port Authority has grouped together companies in heavy-duty environmental categories or with large hazard zones, because chemical companies must comply with strict safety and environmental legislation.
To meet growing demand for space, land was bought back from the previous occupier Shell, and 370 acres of additional space was created. The redevelopment of the Industrial Park subdivision gave chemical companies and other businesses with a higher environmental class the opportunity to establish themselves in a modern and well-functioning industrial estate. Here they are surrounded by companies in the same environmental category that can work together and complement each other.
The expansion of the Industrial Park at the Port of Moerdijk now makes it home to one of the largest chemical clusters in Europe. Not only are the companies in the cluster ideally placed for efficient management and optimum cooperation, they also contribute to the preservation and growth of employment and the vitality of the region.
